What buyers see on the outside of your Windsor property for sale, usually is a good indicator on what they will see on the inside.  A home that has good curb appeal most likely means the interior is just as nice.  That is why curb appeal can make or break a home sale.

Here are some of the best tips we can offer when creating curb appeal that will wow a buyer!

1.  It starts online:

Did you know that 90 percent of homebuyers look online to start their home search?  That means you need amazing photos in order to get buyers to make an appointment to view your home.  Find the best time of the day to take photos of your property.  Avoid too much sunlight.  In fact, overcast days are usually the best time to take photos of your property.  Make sure your yard is clutter free, so get rid of bikes, outdoor toys, etc.  In other words make sure your yard is at it’s best.  Roll up the garden hose, mow the yard, pull weeds and make sure the front door looks welcoming.  Examine the photos and determine which are the best before putting online.

2.  Pretend you are the buyer:

One of the best things you can do is see your property through a buyer’s eyes.  Walk around and view your home’s exterior and take notes.  What needs improvement, what would you notice if you were a buyer?  Is paint chipping?  Does the roof look in bad shape?  Are the gutters full?  Then get in your car and drive around from all neighbourhood angles during the day and night.  It’s funny what you see.  Maybe lights are out, or a shingle is missing from the roof.  Believe us, buyers will notice every little thing.  Get a head start and make repairs.

3.  Make your address visible:

Are your house numbers easy to see?  Are they hidden or look dirty and dated?  Replacing them is a simple and easy step that can make a world of difference.  Make sure you consider the style of your home.  If it’s more modern, then you don’t want traditional numbers.

4.  Call on family and friends:

You might not notice any repairs that are needed outside.  Perhaps you have lived with them so long, it doesn’t occur to you that there are cracks in the driveway, or front steps.  Sometimes a new set of eyes is necessary to walk around and notice things that need repair.

5.  Power wash:

It is amazing what a little pressure washing can do.  A house can get a whole new look. Dirty siding, deck, oil stained driveway can instantly be improved in this very cost-efficient way.  If you don’t own a power washer, they can be rented at any local home improvement store.  Just make sure you test an area first to make sure paint doesn’t come off.

6.  Colour, Colour, Colour:

Now that spring is here, it’s time to spruce up porch containers, beds and gardens with lots of colour!  Add some dark mulch and your yard can have a manicured look.  And please!  Stay away from artificial plants in your yard.  Forget the silk or plastic flowers.  Nothing says tacky more than fake flowers.

7.  Brighten-up!

Make sure your house looks bright and airy!  Wash the windows, wipe down the front door or paint if necessary.  Open the shutters and drapes to give your home an open and welcoming look.  Another tip: Go outside and making sure that blinds and window treatments are uniform.

8.  Light it up!

images-2Outdoor lighting can make a huge difference.  If you have the budget, solar light fixtures can highlight some of your home’s best attributes.  Think about landscaping, walking paths and any custom fixtures.  It really adds a polished look and they are easy to install.

9.  The little extras!

It really is the little things that make a big difference.  As we discussed, by switching out the numbers, painting the front door and adding coloured flowers to pots, you are creating a welcoming look for buyers.  Other good ideas:  replace the mailbox, add a new porch light fixture and a colorful, bright welcome mat that won’t show dirt.

Again, the goal is to get the buyer to want to view your property.  Adding some oomph to your curb appeal will certainly make your home stand out and all of these suggestions won’t break the bank.  It will be money well spent.  Believe me, you won’t be disappointed.
