The question I am almost always asked when listing a house is, “How long will it take to sell my Windsor home?” Of course, no one has a crystal ball so there is no easy way to answer this question. But there are a few ways to ensure that your home will get lots of traffic where the goal is to receive an immediate offer. In buyer’s markets, a buyer has many homes to choose from and they feel they can take their time. If a home isn’t precisely what they are looking for, then they feel comfortable going on to the next one. Of course, it’s different with a seller’s market, where homes tend to sell faster because there are fewer to choose from and more buyers.
Here is what I always suggest to those who want to sell their Windsor home quickly:
1. Price: Make sure your home is priced accordingly. For those that want to see their home sell quickly, price your home a little bit under market value. This can entice multiple offers, which may drive the price higher.
2. Location: Yes, it’s true. Location, location, location is important when selling a home quickly. If your Windsor home is in a great neighborhood, with an excellent school district, you will see more of a demand.
3. Condition: A seller that has taken excellent care of their home, and carefully prepared it for sale, will have buyers come back a second time. A Windsor home that has been carefully de-cluttered, has great curb appeal and no needed repairs are guaranteeing their home will sale faster than a home that has clearly seen better days.
Again, there is no crystal ball, especially in today’s buyer’s market. How many days a Windsor home spends on the market is critical. If a buyer knows that your home has been on the market an extended period of time, they may believe that something is wrong with it because other buyers have passed it up. While these assumptions can be wrong, it still leaves an impression that is hard to ignore
