Number one, you are also selling a lifestyle. Most condo owners are those that don’t want to spend their weekends doing landscaping and household repairs. They are either young, single, newly married or those that are downsizing so the goal is to find these buyers and make your property stand out. Here are some ways this can be done.
Yes, I know. Flyers are not necessarily unique, but it’s surprising how many owners don’t use this valuable marketing tool regarding condos for sale in Windsor Ontario! If you live in a desirable complex, filled with terrific amenities and in a sought after location, then design your brochure as if the buyers don’t know anything about your home and all it has to offer. Include what great attractions are nearby, like top restaurants, shopping, golf courses, sporting venues and that sort of thing. Remember, chances are you are targeting those buyers who have more time on their hands and enjoy a more carefree lifestyle. Once the flyers are produced, then walk around your neighbourhood and place in high-profile areas. Maybe it’s the local coffee shop or dry cleaners. Go to places where you know your target buyer frequents.
2. Offer incentives to neighbours:
Talk to you neighbours and offer a gift card, maybe $200 or so, to a local restaurant, furniture store, mall or anything else you know they may like if they find you a buyer. Many may know of a friend, family member or co-worker that would like to move into your condo complex. So motivate them to contact that person and if they end up buying the property, then it’s a win-win for everyone. Word of mouth is one of the best ways to sell a condo!
3. Offer incentives to buyers:
And don’t stop with the neighbours. You can do a similar style incentive program for the buyer. Again, a nice gift certificate in an amount you think is appropriate to a top restaurant or nearby shopping mall may be very helpful for those buyers who are on a tight budget after purchasing your home.
One of the best things about social media is it allows you to promote your property for zero cost. Create a virtual tour which includes not only the interior of your property, but also the amenities and its prime location, like close to public transportation, businesses (if this is in fact the case). Once you have uploaded this video, then pass it around to everyone you know. If you have a LinkedIn account, then let your connects know that you have a condo for sale. Again, you never know who they may share it with.
5. Make sure For Sale signs are well placed:
Have you ever looked around for a listing in a condo complex and you can’t find it? It’s actually pretty frustrating for buyers, so you want to make it easy for them. Place signs where it is allowed within your neighbourhood and make sure directions are clear exactly where your property is located. The last thing you want is to have potential buyers not know where your condo is located and they look instead at your neighbours property that is for sale. Again, you don’t want buyers to have to work to find you.
These are just a few of the ways to make sure your condo for sale in Windsor Ontario stand out from your competition. Of course, make sure that once inside your home, buyers feel welcome. Always have the home cleaned, decluttered and available for those last-minute showings. Include the brochure as well as any other helpful information located where the buyer can see.
