Despite everyone’s best efforts, sometimes a property in Windsor doesn’t sell as quickly as expected.  So what’s the problem?  It could be several factors:  bad timing, the price isn’t right, little curb appeal or possibly the interior of the home is not decorated for a wide audience.  The point is, most of these problems can be fixed simply.  The last thing anyone wants is a home that is languishing on the market.

The most common problem is the home is not priced correctly.  If this is the case, it is time for a meeting with your real estate agent to go over comparative home sales in the area once again.  Visit a few open houses and see how they compare to your listing.  Consider throwing in some incentives, such as helping with closing costs or purchasing a home warranty.  This could make your home more appealing.  Regardless, it’s never easy to lower the price of your home, but homes that are competitively priced usually get sold quickly in a good market.

If a lack of curb appeal seems to be plaguing your home selling efforts, then it’s time to make some quick improvements.  Most buyers will not consider going inside a house if they don’t like the outside as first impressions count.  Does your roof have shingles missing? Is your lawn overgrown?  Weeds everywhere?  Front door shabby?  These are simple, easy changes that can usually be done in a weekend.  Simply mow the yard, spruce up and trim overgrown bushes, plant some seasonal flowers and put a fresh coat of paint and some new hardware on your front door.  Don’t forget to clean the windows and  perhaps you have made the difference of a seller simply driving by your house, to making an appointment to see the rest of it.

We all know that interior design is a personal statement, however, when selling your property in Windsor, it’s time to make your home as appealing as possible to the majority of buyers.  Do you have dated wallpaper?  Does your home seem over populated with your personal knick-knacks?  Is your home dark inside or in need a spring cleaning?  If this is the case, then it may be necessary to make some home improvements.  Most buyers can’t visualize beyond what they see, so remove the old wallpaper and paint dark walls a neutral color.  Once again, remove all personal affects including your framed personal photos.  Clean the inside of your house to rid any unpleasant odors.  Avoid smoking or cooking anything with strong smells when buyers are expected.  Make your house a sparkling showpiece by simply cleaning and taking away the excess.

The problem in selling your property in Windsor may be none of the above, but rather, just poor timing.  Sometimes, sellers just don’t have a say when they need to put their home on the market.  Selling homes in the dead of winter, especially during the holiday season, is never the perfect time.  Also, has inclement weather been an issue?  Buyers don’t want to contend with heat, cold or snow.

Now is the time to make these simple improvements in time for Spring, a busy home selling time.  By making a few changes, you could very possibly be turning over the keys to your home sooner, rather than later.
