When selling your New Windsor real estate that has been recently renovated, settling on a price for your home is often up for debate.  Why?  Because most sellers believe that all home improvements will dramatically increase their selling price.  Unfortunately, this is not always true.

Before deciding to make those upgrades, keep in mind that not all home improvements are created equal.  What are the biggest renovations that buyers want to see?

Upscale bathroom additions

Kitchen and basement remodels

Master bedroom expansion

Outside decks.

But will you get every cent back that you poured into it?  Probably not.  So it’s not a good idea to make improvements on your New Windsor real estate just for the sole purpose of making a profit.

If you plan on moving at some point in the near future, what are buyers not interested in seeing as far as home remodeling is concerned?

Converted garages into living spaces (buyers much prefer a garage)

So keep these thoughts in mind if you want to get the most value from your home improvements:

1) Kitchens and bathrooms are number one!  Put your money into improving these rooms.  But don’t go crazy and put top of the line appliances or expensive flooring in if you know you are moving.  Chances are, you won’t get all of your money back and you may do just as well with using middle of the line updates.

2) Curb appeal.  Don’t spend your budget on making a bedroom into a home office if you don’t have the appropriate curb appeal.  Buyers won’t see your inside improvements because the first impression they have is your run down front yard.  So spruce it up, add some paint if needed, update light fixtures and landscaping.

3.  Small master bedroom?  No need to tear out a wall.  Replace your king size bed with a queen to make the room look larger.  Get rid of clutter and over sized furniture to make a better impression to buyers.  This is a simple and cost effective way to make a huge difference.

So, make any improvements with your New Windsor real estate if you plan on staying for the indefinite future.  But if you are moving soon, keep in mind that your budget may suffer.
