In real estate, this happens all of the time when a buyer purchases a pre-construction home or one that is not yet completed.
Unlike buying a finished Windsor condo that you can tour, inspect to see who your neighbors may be or if the walls are sound proof, a buyer must rely on the information he receives from the builder, therefore it is important to ask the right questions.
Most modern condos have adequate sound proofing however, always confirm with the builder. Go a step further and ask to see the floor plans. Find out what walls connect with which rooms in your unit. If you have a neighbor above you, will condo have hard wood floors or carpeting? The sound of high heels may not sound attractive in the early morning or late evenings.
Find out where your location is in the condo complex. Are you close to the elevator? Fire Exit? What about trash facilities, swimming pool, gym and other amenities? Will that be an issue for you if you are not in a prime location?
Do the Windsor condos you are considering expect full occupancy? This will help you give you an idea how many residents will be using the gym facilities for example. Also, how many will be rentals? It is always desirable to live in a complex that has little renters, as owners are more like to take better care of their condo. Also, renters can move often so you may have new neighbors fairly often and not to your liking.
Finally, make sure you understand the rules and regulations of the condo’s homeowner association. When purchasing any Windsor condos under construction, you can’t walk around and see if neighbors have small pets, or if there is plenty of visitors parking. Therefore, it is necessary to get a written summary and see if the rules are something you can adhere to.
