As a Windsor real estate agent, you are probably not surprised to hear me say that you should never attempt to buy a house without an agent.  But it really is true.  When you are about to make what could be the biggest financial decision of your life, why would you attempt to do it on your own?  To be successful, you need to rely on the experts who can get you the best price for your new home.

Look at it this way:  Good, professional realtors know the business backwards and forwards.  We have experience because we do this every day.  Chances are, we are not easily surprised anymore, as we have probably seen it all.  We know every step of the home selling and buying business.  Even if you are in the market to buy a home for the tenth time, you should work with a realtor.  Rules change, paperwork is more intense, and negotiations are always tricky.  And chances are, if you attempt to do it yourself, you could be overpaying by thousands of dollars if not more.

Access:

As a real estate agent, we have access to every home on the listing service.  Even to homes that aren’t listed publicly, that buyers without an agent would never see.

Inside Track:

We get the inside track information on homes before they even hit the market.  I tour homes all of the time as the sellers prepare to put it on the market and well before the For Sale is put up.  I am always looking at homes for clients before they even know it’s available.

Checklist and Price:

I can combine your wish list/checklist with your budget.  Usually when I hear what a buyer wants, my mind is racing on what homes are available and what homes are coming up in the market.

Comps:

A real estate agent can easily find out what the local comps are.  These are properties that have sold recently and for what price.  This gives you a very good idea on what to offer for a home.

Neighbourhood specialist:

If you are moving into a neighbourhood, you want to know everything about it.  Are any commercial buildings being built?  What is the crime rate?  Good schools?  Family neighbourhood?  Well respected and highly sought after?  Agents know this information.  You always want to go with a real estate agent that is not only familiar with your desired neighbourhood, but knows it well and has a good reputation within that area.

Negotiate:

images-13Negotiations are part of the home buying process.  And you want someone to work on your behalf that is professional and in your best interests.  A good real estate agent doesn’t get their emotions involved, but buyers who go on their own, often have this problem.  Not only that, we can often get the process moving again if both parties reach a standstill.

Information:

If you want to know how long a house has been on the market, if it’s overpriced, why the sellers want to move, we often know this information which can help during the bidding process.

Recommendations:

Need to find an inspector? Mortgage Company?  Or even suggestions for contractors?  We only recommend the best in the business as our reputations are on the line.  We want to make sure you are happy with your experiences, so we work with the top professionals in the field.

Advice:

We offer objective, professional advice when you need it.  We have a staff of people who are available to help you and answer any questions you have, or even if you are frustrated with the home buying process and would like some clarification or direction..

Paperwork:

You can’t imagine the amount of paperwork that is involved when buying a home.  How easy it would be if only you had to sign on the dotted line, but there is lots of work and organization is a must.  And if you make one mistake, it can literally cost you an arm and a leg, or maybe you will be stuck with something you didn’t know you were getting.

As I always say on this site, interview at least three real estate professionals that know your area, are full-time and have an active web presence.  Ask friends, family and co-workers for any recommendations they may have.  You want an agent that understands the business inside and out and will be with you every step of the way as you find the right home for the right price.
